Welcome Letter to the Au Pair

Hi my name is Sarah and I am looking for a new au pair to join myself and my baby to be in Edithvale, Victoria, Australia. 5min walk from the beach. 5min walk to the train station. 40mins from CBD Melbourne. Will have their own bathroom attached to bedroom.
Knows how to swim and able to drive.
Don't worry, I get pest control out once a year (no spiders) and have only see a snake in a zoo.
I do have two dogs (Westy and a schnauzer) Someone who likes dogs is needed, able to take dogs on morning walks to the beach.

I am single and a first-time mum to be. I am looking for someone positive, bubbly (but is also comfortable not having to talk to each other non-stop.) and has experience with babies.
Able to help with, changing nappies, putting baby to sleep, bathing.
Able to help me around the house. I do have a cleaner, though will need help, with cooking, laundry and light housework. Grocery shopping.
I am looking for someone who is available for 10 -12 months and on-going if able.
Able to arrive a month before the baby comes, so you can help me around the house and get to know each other. Baby is due in September 2025.
